Property Manager

A property manager is responsible for the overall management of assigned residential, industrial or commercial properties to satisfy the requirements of the ownership and tenants, to preserve and increase the value and integrity of the properties and to meet the financial objectives of the ownership and management.

Duties and Responsibilities

The Property Manager will be involved oftentimes in marketing, administrative functions, overseeing maintenance of the property, and staff management. Tenant/Resident relations also often require the involvement of the Property Management. Besides those things, there is an emphasis on overseeing the financial ongoings of the property including establishing appropriate rental rates by conducting market research, determining costs and considering profit goals, prepare and distribute monthly statements, ensuring timely payments and collections, preparing annual budgets, keeping accurate and up-to-date financial records, and preparing financial reports.

Qualifications

A college degree may be preferred for this candidate. An understanding of financial and accounting principals, marketing and customer service principles, budgets and financial statements, contracts and agreements, property management software, relevant local, as well as state and federal legislation and regulations. A Real Estate License is required in some states and BOMA industry-standard designations may be required also.
